1- the sale is made without legal warranty, at the buyer's own risk;
2- the acting notary will be a notary chosen by the seller;
3- a 5% deposit made payable to the firm of paquette & associé, bailiffs in trust, must be submitted within 24 hours of acceptance;
4- all documents required by the buyer are at the buyer's expense;
5- no remuneration will be paid to the broker if, before the signing of the deed of sale, the property owner or a third party remedies the defects, pays the amounts owed to the judgment creditor, or if the said creditor withdraws their judgment, making the judicially controlled sale unnecessary. the same applies if the seller is prevented from proceeding with the sale due to an injunction, order, or judgment from a court, or if the owner assigns their property in accordance with the provisions of the bankruptcy and insolvency act.
6- allow an irrevocable period of 3 business days for all submitted offers to purchase.
